Move-out Instructions


Moving can be expensive, don’t cause unnecessary moving costs for yourself!

The largest number of security deposit deductions can be easily avoided by following the move out instructions. To maximize your security deposit refund, follow the move out instructions that were mailed to you and are listed below. Remember, you are required to move out and turn in your keys to our office no later than NOON on the last day of your lease. If there are multiple people on the lease, ALL people must be moved out by noon.


Please read the following instructions very carefully in order to avoid charges and fines being deducted from your security deposit.

  • Prorated rent: If you will be moving out before the last day of the month, you must pay prorated rent for the last month on your lease. All rent is due on the 1st, and if it is not paid by the 3rd, then all applicable late fees will apply. If you fail to pay the prorated rent, the amount will be deducted from your security deposit PLUS late fees up to the max of $190.


  • If you have auto payments set up, please remember to deactivate future auto payments as 512 Living will not be responsible for additional drafts from your account. Refunds for additional drafts based on your failure to deactivate your auto payments could take up to fifteen (15) days.


  • ALL keys (door, gate, storage, mail, access cards, remote controls, parking permits) must be turned into our office. Failure to return these items will result in a move-out charge.


  • ALL keys are due to our office by NOON on the day your lease expires. If they are not in our office by NOON, you will be subject to hold-over charges.


  • Per your contract, you MUST have your residence professionally cleaned and carpets professionally cleaned and a receipt must be turned in to 512 Living. If receipts are not turned in with keys at time of move-out, you may be charged for re-cleaning. If residence and carpet are not professionally cleaned, 512 Living reserves the right to have the residence and carpet cleaned at the tenant’s expense. Using our preferred vendor is not required and we do not get a portion of their fees. These preferred vendors have an agreement with 512 Living to guarantee their work so that the residents (YOU) don’t have any additional fees.  These are independent companies and 512 Living does not receive any “kickback” from these vendors. This is to protect the residents from using sub-par or inexperienced move-out cleaning companies that result in additional costs to the residents.


  • Utilities must stay on for FIVE (5) days after your lease end date (please see paragraph 41 of your lease). If electricity is turned off, there will be a $50 fee charged by 512 Living AND the City of Austin charges a $75 reconnect fee plus usage charges. These charges will be deducted from your security deposit and will cause a delay in processing your security deposit.


  • Turn in a forwarding address with the keys to 512 Living. If we do not receive a forwarding address, there will be a delay in receiving your refund. Security deposit refunds will be mailed within thirty (30) days of your lease end date or from the time we receive your forwarding address in writing, whichever is the later.


  • One check will be written for the security deposit with every tenant’s name on the lease, as per your lease contract. If there are multiple people on your lease, all of you will have to endorse the check and some banks will require all of individuals to be present in order to cash the check. It is possible to write the check to one individual on the lease, as long as EVERYONE on the lease provides written authorization to 512 Living. If this is applicable to you, please have all residents send an email to moveout@512living.co indicating whom should receive the refund check and where. If we are not notified to put the check in one person’s name before the check is mailed, there will be a $30 fee to cover the stop payment and to reissue a new check. Per your lease contract, we are not able to write separate checks to tenants.


  • Put trash in approved containers. If trash is left around the property or sitting by the dumpsters, you will be charged for a trash haul. The least expensive way to pay for extra garbage is to attach a $4 (plus tax) extra garbage sticker to each bag of extra garbage.
